If you intend to buy, sell, or refinance a property (home, house, mobile, condo, etc.) then you are going to need the services of a professional real estate appraisal company. In Nevada a residential appraisal will cost you around $350.00, but you should expect to pay at least $290 and no more than $400. I had my house appraised last summer in Las Vegas and I paid $330.00 for my appraisal. If you want to have a commercial property appraised then you are gonna spend closer to $500 or $600 because it's a more time consuming (and complicated) procedure. In cities like Dallas, Los Angeles, and Phoenix, appraisers have been very busy the last few years due to the real estate boom, so if you need an appraisal done in those cities order it now! What is an appraisal? Are you buying a house, but wondering why the real estate agent keeps talking about this "appraisal"? No Bank will loan a homebuyer money if there hasn't been an appraisal done on the property so just accept the fact that you will have to spend the $300 or $400. An appraisal is really a good tool for the homebuyer (and seller in some cases) to use in order to make sure the house is priced accurately and fairly. How to Find a Real Estate Appraiser - Real Estate Appraisal Company:

Are you trying to find a good real estate appraisal company in your area? There are literally hundreds of appraisal companies here in Vegas, fortunately for me I work in the mortgage industry so I can get a referral when trying to choose an appraiser. If you don't know where to start looking for an appraiser then let us give you a few ideas. The 1st place to start searching is the internet (every appraisal company is now online) and we recommend you try appraisersbystate.com. Their website offers a directory of local appraisers - listed information includes name, phone, email, address. I would recommend you contact a few of the companies listed and get some quotes (on pricing and schedule - availability). You would be surprised how busy an appraiser can get during a busy month, so book yourself an appointment and avoid any hassle. Another option is to try local.com where you can just fill in their search box (enter appraiser and your city) and their website will display a listing of local appraisal businesses. We did a search for Philadelphia and it showed they had results for over 695 appraisers. On average you can expect to pay $300 for a residential appraiser, but be expected to pay almost double that for a commercial property appraisal.

Real Estate Appraisal School - Online Appraisal Course / Lessons:

Do you want to be a real estate appraiser? Are you looking for a good real estate appraisal (appraiser) school? If you live in a state like Texas, California, Florida, Nevada, or Arizona then you should definitely consider a career with an appraisal company. I live in las Vegas and I know a handful of appraisers (both experienced and newcomers to the business) that have made over $70,000 a year doing home appraisals. To become a real estate appraiser you will have to take some courses (classes) either through a private institution or at a local school in your area. There are some great websites online (that offer lessons) that can help you obtain your real estate appraisal license. Vaned.com is an excellent website that provides online classes for you to acquire you appraiser license. They offer a 5 day trial course which you can use by simply filling out their enrollment form and then try the program to see if it will work for you. Each state varies as far as how many classroom hours you need to get your license, but in New York you would need 90 hrs of education plus you need to take and pass the 7-hr USPAP National Equivalent Course (required of all licensed and certified appraisers once every two years). The best thing about the online course is that it's at your convenience and there is help offered along the way with teachers and helpful study tips. For pricing and availability check out the vaned.com website, at the moment they offer a tuition discount up to $800 upon course completion, on software, books, and supplies. If you would rather take your real estate courses in a classroom environment then your best bet is going to a community college in your area. Most community colleges offer an appraisal course which is usually 1 semester long (about 3 units) and will cost you between $250 and $600 (really just depends what school you register at). I know in Las Vegas that our community college offers the appraisal classes on a semester basis for under $500.
