Window Washer - Professional Services:

Are you in search of a window cleaning service? We just moved into a 2 story house not too long ago and I tried to reach the 2nd story windows with a ladder but felt the height was just too much for me to feel secure. I look into hiring a window washing service to do the windows on my house. Several of my neighbors had used the same company from last year and they recommended them to do my project. We settled on the details - $175 to clean my 25 window panes and they agreed to wash any of the dirty screens. In hindsight I should have done all the first floor windows and saved a few bucks, but lesson learned. I was happy with the results on the 2nd story and I certainly could not have done any better myself. Window cleaning is not an extremely hard job, but climbing way up on a ladder and stretching out to wash and clean windows can be a bit dangerous so it takes a certain type of person.

I wouldn't say that the people who did my windows were a "professional service", but the work was done right and there were no problems. We went online to see what experiences other people have had with window washers in general and most homeowners were satisfied with the results. Some got extras like pressure washing or their window cleaners washed the sills and tracks as well. The window washing tools are pretty basic, a professional sized squeegee, soap (dish soap), some paper towels, and a ladder. Most experts recommend doing some "prep" work in advance to cut down on any time wasted. Some companies will charge if they have to remove blinds or drapes. Consider if furniture will have to be moved to allow access to the inside of the windows. One issue that did come up was how to get around the shrubs and bushes that are close to our house. The people who did our windows were very considerate of the bushes and tried not to harm them as they did the windows. We read plenty of stories online where the professional window washers completely ruined shrubs by breaking branches right off. I must admit it's not always easy to get a ladder near a house without damaging a bush, but make sure they are aware that you are watching for that type of stuff. What I am thinking about doing next year is going in on it with a few of neighbors and seeing if we can get a discounted rate for multiple homes. Some say you can get a 20% discount for bulk work. Many window cleaning services we originally contacted did this type of work on the side and had other jobs to make ends meet. If you want to save money, then definitely clean the windows you can reach and let a professional do the high windows to avoid falling or injuries from ladder use.

Window Cleaning Prices:

Window cleaning can be quite profitable for those that do it if they are organized and proficient. Our house is almost 3000 square feet and the total cost was $175 for the 25 window panes. We found a cost of window cleaning estimator online at http://www.mrwindowcleaner.com/pricing.htm. Just plug in your numbers and get a rough estimate based on preset pricing. Window cleaning costs are typically $2 to $7 per pane, so with a 20 window pane house you are looking at $50 to $150. Some companies charge a premium for 2nd and 3rd story windows. If you want the window screens cleaned too, expect to spend about $.50 to $4 for each one. A larger sliding glass door will cost $2.50 to $7, although you will find that professionals don't single those items out - they just bundle into the overall price.

Finding a Window Cleaner:

Just where do you find a window washing service? Ideally you can ask a neighbor, friend, or family member if they recommend anyone. Word of mouth is the best way to find a competent and honest window cleaner. If you don't find anyone that way, consider looking on Craigslist.org - they have a "services" section for each city and you can find dozens of contractors and professionals that do window washing under "household" or "labor". In our search for "window washer" in Portland, we found 20 companies to choose from on Craigslist. Most had a price list online and several had their own website where you could get additional information. Ask for references and get a few estimates before commiting to a single company. I also see flyers distributed throughout our neighborhood on the doors or in mailboxes. Lastly, the website http://www.nationalwindowcleaningdirectory.com has lots of listings for larger cities like Boston, Chicago, Dallas, Denver, Phoenix, Los Angeles, San Francisco, and Seattle.
