San Luis Obispo Apartment Rentals & Housing Guide:

Finding a place to rent in San Luis Obispo is not that easy. Housing is very tight in this market and the college students at Cal Poly sweep up many of the rentals long before the school year starts. Off-campus housing is in huge demand as the city of San Luis Obispo really can't handle the influx of students each year. Many find themselves looking in nearby cities like Los Osos, Atascadero, Santa Margarita, Paso Robles, and Pismo Beach for available housing. Rents are high too as demand has pushed up the average rent to over $700 for a 1 bedroom apartment. Living near Cal Poly or the downtown area of San Luis Obispo is what most people are looking for. Grand Ave and College Ave run along the sides of the campus and as you get off of Hwy 101 and head towards downtown SLO, you get closer to Monterey St., Higuera St., and Santa Rosa St. We have found that college towns like San Luis Obispo, especially in California, give students the added stress of having to find affordable housing in one of the most expensive markets in the United States. Santa Barbara, just south of San Luis Obispo, is another smaller sized city with similar problems when it comes to their rental market.

The big key is to start your apartment search early on and don't wait until the last minute to find available housing. You can start with the San Luis Obispo Off Campus student housing association which has a website online here. There are 7 apartment communities listed with 100s of potential units to choose from. Places like Stenner Glen which is at 1050 Foothill Blvd offers the only off-campus residence hall in San Luis Obispo. You can walk to campus and the rooms are either shared or private and you get meal plans. Mustang Village is a new complex at 1 Mustang Drive with furnished studios, town homes, and 1 or 2 bedroom apartments with a pool, BBQ area, park, on-site laundry, and a fitness center. It truly is a student community that is very close to Cal Poly. Valenica Apartments is another popular student housing complex with 160 units and it's just a few minutes from campus. They rent out the 3 bedroom 1 1/2 bath townhomes and rates per room start at $650/month. The leases run slightly different if you are going to Cuesta or Cal Poly. Great for living with friends or classmates if you want to share the rent. Valencia Apartments is located at 555 Ramona Drive and you can reach them by phone at 805-543-1450. Murray Station Apartments are near the intersection of California Blvd and Foothill Blvd at 1262 Murray St. They are covenient to Cal Poly and offer 1 and 2 bedroom apartments with the 1 bedroom flat starting at $975/month. The complex has wireless internet, laundry facilities, swimming pool, BBQs, and leases are 12 to 13 months long. Garfield Arms Apartments is located about as close to Cal Poly as possible. The complex is right at the entrance to campus and easily within walking distance to classes and school activities. The tenants tend to be freshman and sophomore students at Garfield Arms which is at 738 Grand Ave. Studios rent for $795/month and the large 2 bedroom units go for $1550. Like we said earlier, SLO is a pricey city to live in and unfortunately the parents of college students take the brunt of this expense. El Dorado Apartments is another complex run California West management and it too is close to campus right at 555 Westmont Ave. Single bedrooms are over $900 and the 3 bedroom apartments are close to $2000/month. Bullock Garden Apartments is a great place if you are looking for a quieter complex that is close to downtown San Luis Obispo. Bullock Garden is located at 3350 Bullock Lane and their prices are $850/month for 1 bedroom units and $1200/month for 2 bedroom apartments. We have provided some direct links to apartment complexes and communities below and think it's best to contact a few to get an idea for availability, lease terms, deposits, types of units, amenities, parking, vicinity to campus or downtown, and # of units. Most property managers at the complex will schedule a walk through of available apartments and then have you fill out an application if you are interested. If you are under a certain age, often the apartment or rental service will require that your parents or legal guardian sign on the lease as well in case of damage or late rent payments.

One common trait we have found in smaller college towns across California (Santa Barbara, Chico, San Luis Obispo) is that housing can be very difficult to secure and one of the best things to do is work with a property management (PM) company. Each city usually has dozens of smaller PM firms that you can contact and see what they have available. Instead of relying a single apartment community to have availability, by contacting a property management company you can have them search their entire listings of apartments, homes, duplexes and condos. Many students and professional have come to rely on our list below for finding their place to live in cities like San Luis Obispo (SLO). We have consistently recommended JDR Rentals to all the visitors to our site for years. JDR has an easy to read website with availability dates, prices, descriptions, and a phone number to call on each unit. You can even do a simple drive by since they give you the address of the unit. Farrell Smyth is another professional PM company with lots of listings for rentals throughout San Luis Obispo and the nearby towns. The website (listed below) provides photos of each rental unit, addresses, rates, deposit info, availability dates, and a map of the exact location. If you are looking to rent a house in the SLO region, I would definitely start with Mark IV Property Mgmt as they always have properties for lease in Paso Robles, Atascadero, and in San Luis Obispo. They provide photos, lease terms, availability dates, property details and information, and directions. To rent in SLO you need to savvy and use the Internet to your advantage. Check out the websites offered and organize the potential rentals so you can see as many as possible in a day or 2. You don't want to wait too long to sign the paperwork on the lease as rentals disappear fast in this area.
